Please read carefully. Appin Properties are the BOOKING AGENT for a number of individual properties. When a holiday booking is confirmed by us, you are entering a contract which binds you as the guest and Appin Properties in various ways. We have set out the obligations we have towards each other below.
TIMES - The letting period runs from 4.00pm on the day of arrival to 10.00am on the day of departure. This is to allow time for our cleaners to prepare for the next guests. Entry to the house will be with a key which is retained in a security box on the site. This will be accessible via a security code which will be sent to you prior to arrival. Emergency contact numbers will be displayed in the house.
Your booking will only be confirmed on receipt of a Deposit Payment of the agreed amount at the initial time of booking which forms part of
your rental charge. IF NO DEPOSIT IS RECEIVED WITHIN 5 DAYS OF BOOKING WE WILL CANCEL THE BOOKING WITHOUT NOTIFICATION
PAYMENT - A non refundable deposit of between £100 - £1000 (depending on property) is payable immediately to secure the booking with the balance to be paid no later than 6 weeks prior to arrival. Last minute bookings will be paid in full at the time of booking. For Christmas and New Year a non refundable deposit of 50% is required. If the property allows dogs there will be a £20 charge per dog (pets are by request)
CANCELLATION - In the event of cancellation the deposit is non refundable and the following scale of charges will apply:-
0 - 2 weeks = we keep 100%
2 - 4 weeks = we keep 60%
4 - 6 weeks = we keep 50%
6 - 8 weeks = we keep 40%
over 8 weeks deposit only retained
All cancellations must be notified in writing by the guest and received by Appin Properties before the cancellation charges are confirmed. We strongly recommend that you take out holiday insurance.
APPIN PROPERTIES CANNOT BE HELD RESPONSIBLE FOR ANY CANCELLATION CAUSED BY ADVERSE WEATHER CONDITIONS OR THE BREAKDOWN OR CANCELLATION OF ANY FORM OF TRANSPORT
OCCUPANCY - Only those persons agreed in the confirmation letter may occupy the accommodation. If this condition is breeched we have the right to terminate the Contract immediately without refund. We reserve the right to terminate the accommodation where all material facts are not disclosed. Appin Properties Holiday Homes may not be sublet, nor are unauthorised extensions of stay permitted.
RESPONSIBILITY - The signatory to the booking accepts liability for the behaviour of ALL party members and for ensuring that the conditions of the letting agreement are adhered to for loss or damage to the accommodation, the contents and hire equipment howsoever caused during the rental period.
PROTECTION OF GUESTS - We reserve the right to refuse to handover the accommodation to anyone who, in the opinion of our greeter, is not suitable to take charge of the property. In any such case all monies paid shall be refunded and the contract terminated without further liability.
We also reserve the right to terminate the contract at any time and remove any person or persons due to unreasonable behaviour, damage to property or causing or likely to cause annoyance or offence to neighbours. Any refund will be entirely at the discretion of Appin Properties.
CARE - We would ask you to keep the accommodation clean and in good condition. If excessive cleaning is required an "excess cleaning charge" will be levied (normally £50). Please check the equipment within the property and report any damages or breakages immediately. LOST OR DAMAGED ARTICLES WILL BE DEDUCTED FROM YOUR "BREAKAGE BOND" WHICH IS PAID PRIOR TO YOUR ARRIVAL AND THIS WILL BE CHARGED FROM £100 - £500 PROPERTY DEPENDENT
SECURITY FEE - A Security Fee of between £200 & £500 (property dependant) will be taken with your final payment and will be returned to you, no later than fourteen days following the end of the let providing the property is left in the same condition as it was found and the terms and conditions of this document are met.
Any disturbance to neighbours or complaints from the residents may result in the client and guests being asked to leave the property - This does not include children at play unless deemed to be considered as anti-social behaviour.
Appin Properties take an administration charge of £30 for any works they need to organise after the guests have left the property.
PERSONAL EFFECTS - We will not be held responsible for the loss or damage to the personal property of guest occupying the accommodation. Vehicles, their accessories and contents are left at your own risk.
HOT TUB - A disclaimer must be signed by all guests before using the Hot Tub. Children must be supervised by a responsible adult at all times Not suitable for young children, pregnant women or anyone who feels unwell.
ACCIDENTS - We will not be responsible for any injury or death. All guests are recommended to ensure they have adequate property and personal accident insurance for their holiday.
PETS - Strictly by prior arrangement only
MUSIC - When using stereo equipment or similar appliances please consider neighbours.
SMOKING - Appin Properties are entirely non smoking and guests are requested to refrain from smoking anywhere inside the house.
ACCOMMODATION - The booking is made on the understanding that we will make the accommodation and amenities available to you on the dates stated. Should this not be possible due to events beyond our reasonable control we will endeavor to provide you with suitable accommodation. Should no other accommodation be available at the time we will offer you alternative dates or a full refund, whichever the guest prefers but you will have no other claim or remedy against us.
DELAYS - No liability can be accepted should adverse weather conditions delay your travel plans.
RENT ACT - The booking agreement confers the right to occupy the accommodation for the period agreed for holiday purposes only. The terms of the Rent Act are excluded.
